The Ship Restaurant - Bonita Spring, FL

Project Description:  “You want to build WHAT?”  That’s how the odyssey of The SHIP Restaurant began for Fowler Construction when some good clients (The SHIP was the third of five restaurant projects they’ve built with Fowler to date) brought the concept in for discussion.  The project team included the usual building designers, but in this case a naval historian and a ship’s rigger were added to the team.  Custom plans were prepared for Lee County permitting based on plans from a 1950’s movie company’s replica of a 16th century Spanish Galleon which had been drawn from an original ships model.  Although the SHIP is approximately 40’ shorter than the actual ship was, it is otherwise authentic in all it’s detailing, including the painting you see here (except the structure is concrete block with wood trusses and stucco).  Apparently it was authentic-looking enough to confuse at least one group who stopped to ask the Superintendent how it was going to get to the water when it was finished.  – No lie.

 

Snug Harbor Waterfront Restaurant - Ft. Myers Beach, FL

Project Description:  This signature restaurant was built to meet the Owner's specific operational needs and to capture the dramatic views of Estero Bay for every guest.   In cooperation with the Town of Ft. Myers Beach, exterior architectural elements combine features from the Town's redevelopment plan with the Owner's desired style, and the restaurant now anchors the bayfront area of the Old San Carlos Redevelopment District.  The building structurally meets FEMA requirements allowing the main floor to be built on grade, below flood level to maintain a pedestrian friendly design, and interior finishes including 3-D fiber optic murals compliment the views.

Fort Myers Beach Public Library - Ft. Myers Beach, FL

Project Description:  Considerable permitting issues complicated the reconstruction and expansion of this community library.  To address some of these issues the structure was built on the original foundations of the single story building that formerly housed the library.  The floor level was raised nearly seven feet and the new building was designed to work within tight property constraints.  Surrounded by the community elementary school and community recreation complex, the library is the most recognizable landmark in the Town of Ft. Myers Beach.

Sea Grape Plaza - Estero Island, FL

Project Description:  Renovations to this 20-plus year old, 15,000 square foot center on Ft. Myers Beach included new facades, roofs, parking, landscaping, and sitework.  Under Owner mandated budget and time constraints, The Fowler Company devised a program that dramatically improved the exterior of the buildings and the site and allowed for immediate commencement of construction.  Since completion, the project has received community-wide recognition for the improvement, and the Owner has increased the occupancy from 45% to 100%.

Anthony's on the Gulf - Ft. Myers Beach, FL

Project Description:   The Owners of Anthony's were referred to The Fowler Company after having trouble with a previous remodel to another restaurant on the site.  Construction went smoothly and many improvements were made to the structure during the building process that proved beneficial to the operation of the restaurant after opening.  Based on the relationship built during this project, the Owners have since contracted with The Fowler Company on four other restaurant projects, and Anthony's on the Gulf remains a prominent and successful beach-front restaurant.

The Green Flash - Captiva Island, FL

Project Description:  Built on the site of Timmy's Nook, a Captiva Island landmark, The Green Flash restaurant had to become a landmark of its own as soon as it opened for business.  This required a building that would utilize the site's views across Pine Island Sound in conjunction with an interior space that reflected the island's upscale resort style.  The resulting project succeeded in capitalizing on the design criteria and the restaurant has indeed become a landmark of its own to residents, tourists, and boaters alike.

Waffle House Restaurant # 1262 - Ft. Myers Beach, FL

Project Description:  Faced with a very small site and the need to have a street level, walk-in restaurant in the busiest pedestrian area on the island, the client hired The Fowler Company to find innovative solutions to the problems that were hindering development efforts.  As the first new project in the Times Square Overlay District, parking and setback requirements were established and a feasible design was developed, approved, and permitted.  The building was also the first FEMA approved "flood-proof" building.  By structuring the building to be waterproof up to the 12' flood level, the restaurant was permitted to be built on grade instead of raised on pilings.  This concept has since been widely accepted throughout Florida.

Key Plaza Shopping Center- Key West, FL

Project Description:  Renovations to this 240,000 square foot shopping center in Key West included significant structural repair, a complete re-roof, new facade construction, waterproofing, parking, parking lot lighting, tenant signage, underground utilities, storm sewer, sitework, and landscaping.  The project was stagnant and more than 45% vacant due to permitting problems with the city and state before the Owner hired The Fowler Company to address the obstacles that were hindering the refurbishment and future leasing opportunities.  Since completion, two major national tenants (OfficeMax and Albertson's) have moved into the center and local and regional tenants have filled the remaining vacancies.

Century 21 Sun State Realty - Ft. Myers, FL

Project Description:  Built to get noticed, this 9,000 square foot signature real estate office was designed to maximize exposure to Summerlin Road and the estimated 75,000 vehicles that pass each day.  The building features a 2 story entrance and an expansive conference area and includes ample space for the real estate business as well as for compatible tenants including a lending company, a title company, and an attorney's satellite office.  In anticipation of a future expansion, the project is permitted in phases which allow for up to 9,000 additional square feet of office and lease space, and due to intense interest  this expansion is now being planned.

 

Cassels Tower - Pompano Beach, FL

Project Description:  Cassels Tower, a 17 story, 180 unit apartment building, presented unique challenges in the reconstruction of the cantilevered balconies which had been declared unsafe by the City of Pompano Beach, FL.  The Fowler Company was called upon by the owner, John Knox Village, and its architect to devise the delivery system to reconstruct the balconies and install new enclosures to meet current wind load codes.  This all had to be accomplished with minimal disturbance to the elderly residents.  The chosen method of reconstruction was to assemble mast climbers on each of the 17 story towers and to work completely from the exterior of the building thus creating no disruption or inconvenience to the residents.  This multi-million dollar project was an exercise in very intricate scheduling and was completed within the 15 month projected time frame much to the pleasure of the owner and the residents.

First Community Bank of Southwest Florida - Fort Myers, FL

Project Description:  Construction of new 3,891 square foot bank building located at 5200 Daniels Parkway.  The construction went smoothly and was completed ahead of schedule.  The project included teller lobby, drive-thru, banking walk-up facilities, conference room and offices.  The lobby's vaulted ceiling and unique millwork create a spacious and customer friendly atmosphere.

Colonial Executive Center - Fort Myers, FL

Project Description:  This two-story Executive Office building is located on the busiest East-West arterial road in Lee County providing easy access to all areas of Southwest Florida for the tenants.  The building features CAT 6 wiring in each office space, ample parking, common conference facilities, and central circulation to make it attractive to tenants.  During construction Hurricane Wilma struck the area and damaged the building, but construction proceeded with a delay of only 3 days.  The building Owners currently occupy approximately one half of the second floor, and the remaining space is offered for lease.

 

Fort Myers Beach Fire Control District - Fort Myers Beach, FL.

   (Administration Building)

Project Description:  Prior to any construction, the District retained Fowler Construction to act as the Construction Manager and "Team" with the District's legal counsel, Mr. Richard Pringle, to rezone the land, obtained the Development Order and subsequently the Building Permits.

The project was a Design/Build effort for the construction of the District's administrative offices within the rather tight confines of the property boundaries.  Several obstacles were overcome including the discovery of a 10" old and unmapped asbestos water main existing within the property limits.  The project was completed ahead of schedule and within the District's budget.

Java Moon Cafe & Grille - Fort Myers, FL

Project Description:  A new 5,000 square foot New Jersey based signature restaurant building.  The restaurant, located on Daniels Parkway near Appaloosa Lane, is the first Florida location for this franchise.  It is the latest signature restaurant Fowler Construction is delivering as a single-source Construction Manager.

Speath Engineering Professional Office - Fort Myers, FL

Project Description:  Two-Story, 15,000 square foot office building on Summerlin Blvd.  The space will be mostly Owner-occupied, however, some lease space will be available.  Fowler Construction is delivering the project as Construction Manager and  James Smith is the Superintendent.

 

Valspar Paints - Fort Myers, FL

Project Description:  A new performance testing facility for Valspar Corporation, a major paint manufacturer with facilities across the country.  The facility will test paint samples over long periods of time in the Southwest Florida environment.  Fowler Construction is delivering the project as Construction Manager, and Chris Brown is the Superintendent.

 

 

 

Lehigh Acres Fire Control & Rescue District - Lehigh Acres, FL

Project Description :  Station #105 located on Thomas Sherwin Ave S ., Lehigh Acres, also consists of 15,000 square foot,  structure containing three fire equipment bays.  It was designed as a mirror image of Station #4, promoting both design efficiency and cost effectiveness.

Station #4 and #5 represent the first two, of several other projects that the Fire District is presently planning to enhance it's overall effectiveness in the Lehigh Community.

Bear Rock Cafe - South Fort Myers, FL

Project Description :  A new 3,445 square foot restaurant located in the Shops at Jamaica Bay, S. Fort Myers.

The cafe is designed with an upscale mountain lodge atmosphere featuring a wide variety of food and specialty coffees.  Chris Brown, Project Superintendent.

Fort Myers Beach Fire District - Fort Myers Beach, FL

Project Description:  Station 33:  a 6,000sf single-story structure constructed near the southern end of Estero Island, was situated at this location to improve response and rescue service times for the many high-rise condominiums concentrated in that area.  The project consisted of the demolition of an existing retail center and the construction of the new, dry flood-proofed, fire station.  As the Construction Manager, Fowler coordinated and managed the permitting and negotiations with the Town of Fort Myers Beach and worked with the District to evaluate multiple cost and logistical options to achieve the District's strategic objectives. 

Sr. Project Manager Chris Brown, Superintendent Bob Duncan and Assistant Superintendent Rachel Ott provided management for this project.

Lehigh Acres Fire Control & Rescue District - Lehigh Acres, FL

Project Description :  Station #104 consist of 15,000 square foot, three bay fire stations Station #4 is located on 16th Street and Sunshine Boulevard South. Lehigh Acres similar design to Station #105.    Features setting this project apart from Station #105 included a temporary EMS Facility and the addition of a Fire Water Pump House.

Fowler Construction is the District's Construction Manager under a Continuing Service Agreement.  Fowler Construction teamed with the Architectural Firm of Gora-McGahey.

Fort Myers Beach Fire District - Fort Myers Beach, FL

Project Description:  Station 32:  District personnel have been temporarily relocated to allow for the demolition of the existing fire station and the construction of a new, storm-strengthened building which will serve as the District's shelter of last resort and base of post event operations. 

Fowler Construction and Development is providing Construction Management with Gora McGahey Architects as building design.

Tween Waters Inn - Captiva Island, FL

Project Description:   The New facility consists of  a complete fitness center, spa, message therapy, salon and retail area overlooking the pool and tennis courts . The building was designed using the Leadership in Energy and Environmental Design criteria.

John Pfisterer is a project manager, Moore & Spence Architects and Speath Engineering comprise the design team.

 

Iona McGregor Station 73 - Fort Myers,, FL

Project Description:  Fowler investigated a District concern, identified the problem, and implemented and solution replacing problematic underground plumbing under the building floor in most areas of the building.  Fowler is now retrofitting a new Fire Sprinkler System into the entire facility and renovating the firefighter living quarters.  In each case, Fowler Construction and Development has provided project planning, cost projections, permitting and design coordination, and Construction Management delivery under Guaranteed Maximum Prices for each work segment.

GolfTec - Fort Myers,, FL

Project Description:  GolfTec Training facility located at 14261 So. Tamiami Trail, Unit 7, Fort Myers, Fl.  The Project Coordinator and Superintendent for this project was John Pfisterer.

Heritage Palm Golf and Country Club - Fort Myers,, FL

 

Project Description: Construction of an addition to the existing Cart Barn Facility, addition to a nearby Pool Cabana and the renovation of the Clubhouse Bag Storage. These three projects represent approximately 4,000 sf of new or remodeled space and will provide a new employee lounge area, added cart storage space and added kitchen facilities at a nearby Pool Cabana.

 

 

Summerlin Trace Condo Project- Fort Myers, FL

Project Description:  Residences at both 14481 and 14483 Cypress Trace Court in Fort Myers, Fl were damaged by fire in July of 2010.   Fowler Construction and Development contracted with the Summerlin Trace Condominium  Association to repair both structures within tight insurance budget constraints. 

The fire in Unit 14481 damaged trusses which caused them to loose a portion of their load-carrying capacity. The repair consisted of removing damaged truss chords and web members at the existing gusset plates and provided new chords and web members cut to match the dimensions of the damaged members.  During removal and replacement of truss members, additional bracing was placed to support bottom chord dead loads below each truss.  The 14481 project also included the replacement of HVAC ductwork, patching of drywall ceilings, roof gable sheathing, exterior soffit, fascia and siding. 

The fire in Unit 14483 more extensive and required demolition of the entire interior and exterior down to the concrete block, tie-beam and floor slab.  New framing, wood trusses, roof, building equipment, fixtures and all interior and exterior finishes were completed under this project.  This project required coordinating both estimates and contracts with two separate insurance companies and Clients, as condos are normally a shared ownership arrangement

 

 

Lee County - Lee Tran Bus Wash - Fort Myers, FL

 

Project Description: As Construction Manager we have to coordinate the replacement of a Bus Wash System. This "turnkey" project will entail demolition/removal of existing wash equipment and replacement with a new system designed to fulfill the client's needs.

Wild Child Gallery - Matlacha, FL

Project Description:  Fowler Construction and Development was initially called in to resolve Code Compliance, Zoning and Historical Committee Issues between the Client and Lee County Division of Development Services.  After several designs were reviewed and approved, Fowler was selected to Construction Manage the selected improvements approved by Lee County.  This project involves expansion and improvement of the front and rear entryways, handicap parking carport and a handicap ramp up to an existing gazebo. 

 

Capri Christian Church - Isles of Capri, Naples, FL

Project Description:  Fowler Construction and Development, acting as the Construction Manager of this project, has been actively involved with the Clients since day one of this project.  FCD has coordinated the site development and building planning, which will double the size of the church's existing sanctuary.  Rob Fowler, Sr. is the Pre-Construction Coordinator and John Pfisterer the Construction Projects Coordinator. Speath Engineering has provided Civil Engineering for the project and Geshay Associates, Inc has coordinated all Architectural design services .

 

Fort Myers Beach Fishing Pier Restoration - Fort Myers Beach, FL

Project Description:  The existing fishing pier will have piling wrapped with fiberglass jackets and injected with epoxy from column line 14 west.  Replacing existing railings, restoration of the existing beams precast planks and bearing brackets.

 

 

Christ Centered LIfestore- Fort Myers , FL

Project Description:  Tenant Improvement for retail which included updating the electrical work, painting, Carpentry, installing interior doors, Storefront doors, retrofitting fire sprinkler, and plumbing.  The store will be reopening at the their new location at 7191 Cypress Lake Drive, Fort Myers, Fl.

 

 

1st Baptist Church of Matlacha- Matlacha, FL

Project Description:  Fowler Construction initially was called to help out wth the renovation of the Church by replacing the existing air conditioning, re-wiring the exsting electrctrical system, adding an additional bathroom and providing a New Septic System.  The church was originally buld in 1939 and started a Sunday School Class for the Children in Pine Island.  They added on to the Church and was completed in 1940.

 

 

Downtowner Express Car Wash - Cape Coral, FL

 

The project is located on Pine Island Road near Chiquita Blvd, and will include a full-service car wash and separate motorcycle wash and pet wash buildings as well as a comfortable customer waiting building.  John Pfisterer is Project Manager and Gary Carbary is Superintendent.  Car washing will begin this summer.  Progress will be documented on Fowler’s Facebook page for Downtowner’s many fans.

 

 

HEART 'N HOME - Cape Coral, FL

This project is a complete build-out of a retail establishment gutted by fire. The existing structure is situated below the mandatory FEMA flood level which prohibits a non-conforming structure to be reconstructed if the value of the reconstruction is 50% or greater than the building’s assessed or appraised value. The reconstruction of this structure far exceeded this appraised value and essentially made its reconstruction non-permitable. Fowler devised a means to elevate the existing floor one foot to bring the structure to a position above the required FEMA flood level. This required several elements to be adapted to this alteration including raising all header heights of all doorways, raising plumbing and altering handicap access. With this creative effort completed, the owner will again enjoy the use of his retail establishment at a cost within that provided by his insurance coverage

The Mound House - Fort Myers Beach, FL.

Fowler Construction and Development was selected by the Town of Ft. Myers Beach to provide substantial historical restoration to the well known Mound House.  The restoration will incorporate substantial restructuring of several elements, installation of fixtures indicative of past times, restoration of weathered elements, handcrafting of new staircases, windows, doors, columns, beams, fireplaces, floors and the installation of handicap accessible facilities. Historic Restoration is a very specialized profession requiring a thorough knowledge of requirements set forth by the government agencies that certify structures as being of significant historic value.  This type of restoration requires the utilization of tradesmen that are capable of crafting numerous elements needing to be created to match historic details from the past. It is a very daunting and often time consuming  task in this day of rapid construction demands. This facet of Fowler Construction has successfully been selected on several other historic restoration projects in the past

 

Junkanoo Restaurant - Fort Myrer Beach, FL

Fowler Construction continues its restaurant design and construction activities most currently with the reconstruction in the Junkanoo located on Ft. Myers Beach. This historic structure is attached to the larger award winning Fresh Catch Bistro restaurant which Fowler previously designed and constructed. Junkanoo’s origin stemmed from WW II when a barge was pulled up on the beach and made an officers’ club for the Navy and Army Air Corp operating out of Buckingham field. Over the years, Fowler has added onto the original structure and today it stands two stories and incorporates large beachfront dining, bar and cocktail lounge and banquet facilities.

Valspar Paints - Fort Myers, FL

Fowler Construction has represented Valspar as its Construction Manager for over 10 years in SW Florida.  The most recently completed project is the company’s main product testing facility located in Ft Myers.  Currently Fowler has been requested by Valspar to construct additional space on the testing facility.  This work is scheduled to commence in September of 2013.
